Assessment

A technician surveys every gate system on your property — operators, safety devices, wiring, connectivity, and power — and documents the condition of each gate.

Install

Equipment is provisioned to that survey: controllers, resident credentials, cameras, and callbox tier. Existing DoorKing and Viking operators that pass inspection stay in place — only what needs to change gets replaced.

Managed loop

Once live, your gates run under continuous monitoring: daily virtual patrols, monthly preventive maintenance, and a 2-business-day dispatch SLA if a remote fix doesn't resolve a fault. Install is the beginning of the work, not the end of it.

What does the SLA actually cover?

Every managed gate is monitored 24/7 by NXTGEN's Network Operations Center, with virtual patrols daily, 365 days a year. When a fault is detected, we attempt a remote fix first — a power cycle or relay trigger. If that doesn't resolve it, a technician is dispatched to your site within 2 business days.

Do we have to replace our existing gate operators?

No. NXTGEN PropTech services DoorKing and Viking operators already on your property, alongside any new equipment. Hardware that passes inspection stays — you don't pay to rip out equipment that still works.

What happens if a vehicle strikes the gate?

Physical damage to the gate structure — including a vehicle strike — falls outside the standard managed plan and remains the property's responsibility to repair. The relay wiring, controllers, and other managed equipment inside the system stay covered under your service agreement.

What are the callbox options?

Every gate system comes standard with a QR-code entry point for visitor access. Properties that want a fuller intercom experience can upgrade to a UniFi-based digital callbox with two-way video.

How do resident credentials work, and what happens when someone moves out?

Residents get a Brivo Mobile Pass — a smartphone credential that works at gates, doors, and callboxes, replacing fobs and shared codes. Because NXTGEN syncs directly with your PMS — Yardi, RealPage, or Entrata — move-ins provision access automatically and move-outs revoke it the same way. No manual entry, no orphaned credentials.

What does this cost?

Managed Gate Services run on a flat per-unit monthly rate, quoted after an on-site assessment of your gates, operators, and access points. Every property is different — your rate reflects your actual system, not a generic estimate.

Do you work with HOAs, or only large multifamily owners?

Both. NXTGEN PropTech serves multifamily and commercial properties as well as HOA boards managing gated communities. The assessment and the plan scale to the gate system you have.

Can we get documentation for insurance purposes?

Yes. Every gate is surveyed and documented at assessment. Monitoring, maintenance visits, and dispatch activity are logged in your account and available for insurance and liability documentation.
