Managed Property Technology · Atlanta · Dallas–Fort Worth

Gates. Access. Cameras.
WiFi. Packages. Managed.

NXTGEN PropTech installs and operates the technology your community runs on — monitored 24/7, maintained monthly, repaired on a 2-business-day dispatch SLA, and synced to Yardi, RealPage, or Entrata.

TOUR THE PROPERTY
01 · The Gate

The gate stays closed. That's the product.

Commercial gate operators are engineered for decades of service. What fails is the service model around them. Every managed gate reports to our Network Operations Center — monitored 24/7, patrolled virtually every day, health-checked monthly, and repaired on a guaranteed 2-business-day dispatch.

02 · The Clubhouse

One credential for the entire property.

Residents open the gate, clubhouse, gym, and amenity doors from their phone with Brivo Mobile Pass. Access provisions at move-in and revokes at move-out — automatically, straight from your property management system. No fob spreadsheets. No rekeying.

03 · The Pool

WiFi that covers the whole property.

Pool deck, clubhouse, leasing office, courtyards — managed WiFi designed and operated by a team that came up building MDU network infrastructure. Connectivity becomes an amenity on your brochure instead of a ticket in your queue.

04 · Parking & Perimeter

Cameras that watch. A team that answers.

AI cameras on Eagle Eye Networks cover parking, breezeways, and the dumpster corral — license-plate recognition, person detection, and automatic flagging of illegal dumping. A couch shows up by the dumpster and your property is notified before the complaint call.

05 · The Mailroom

Every delivery, off your front desk.

Smart lockers give carriers somewhere to deliver and residents a reason to stop calling the office. Drop-off notifications, secure pickup on the resident's schedule — installed and serviced under the same master agreement as everything else on this tour.

One agreement. One accountable operator.

The problem

Built to last. Run into the ground.

A gate engineered for a 10–20 year service life sits propped open for months. The front office turns into a parcel depot with a line out the door. Cameras record to a box in a closet nobody checks — until footage matters. Each system fails quietly. What makes it compound is the vendor list — one company per system, each with its own contract and its own phone number, none of them accountable for uptime.

01 · The propped gate A gate propped open between repair visits — every tailgater and delivery driver waves themselves through. Residents pay for controlled access and don't have it.

02 · The package line Parcels stacked across the leasing desk, a line behind them, one person digging. Leasing hours spent on boxes.
A brand-new clubhouse utility room with a wall rack overflowing with tangled cables, an aging DVR, and a dusty monitor showing dim camera views
03 · The DVR in the closet Cameras nobody checks, recording to a box nobody maintains — found dead the week counsel asks for footage.
The managed standard

What “managed” means, in numbers.

Every system on every property reports here — a Network Operations Center that watches, patrols, and dispatches, so a resident is never the first to tell you something is down.

24/7 Network Operations Center monitoring Every managed system
365/yr Daily virtual patrols on every gate Every day, holidays included
2days Guaranteed dispatch when remote fix fails Business-day SLA, in writing
12/yr Preventive health checks per gate Monthly maintenance included
How it works

Assessment. Install. Managed.

A technician in a hi-vis vest, seen from behind in morning light, surveying a community's gated entry with a tablet
Step 01 — Assessment

We walk it before we quote it.

Gates, doors, cameras, network, mailroom — a technician documents what's actually installed and what condition it's in. You get a findings report and a flat per-unit monthly rate. No obligation, no hardware quote theater.

Step 02 — Install

Certified crews. Pre-provisioned equipment.

Compatible equipment already on your property stays — we don't rip out what works. The rest arrives configured, so crews install instead of troubleshoot. Every resident gets a mobile credential at launch, provisioned from your PMS.

Step 03 — Managed

Then it's handled. For good.

Monitoring, daily virtual patrols, preventive maintenance, SLA-backed dispatch, and documentation for ownership and insurance. The loop runs whether or not anyone at the property is watching it.

The platform

Run on a platform, not a promise.

Dispatch, work orders, health-check logs, visitor management, resident credentials — every managed property runs on the same software, connected natively to Yardi, RealPage, and Entrata.

One credential · One platform

The phone is the fob now.

Lease data drives access. A move-in provisions the credential; a move-out revokes it — no fob to chase down, no lock to rekey, no spreadsheet to reconcile. Turnover stops generating access work.
